KTA Group was responsible for the mechanical, electrical and plumbing design of two twelve-story residential tower buildings with first floor retail totalling 450,000 square feet, on a parking garage located at Washington Circle in Washington, DC. The project design includes 333 units with twelve unit types. The amenities include a fitness area, theater, meeting rooms and others. The first floor is 71,500 square feet of retail space that includes a Whole Foods grocery store in addition to restaurants and shops. A pool is located on the roof of the 23rd Street tower. The mechanical design uses through wall split systems and split system condensing units for individual residences and rooftop units to provide ventilation for the corridor systems. The electrical system included individual tenant meters located on each floor and an emergency power system for back up of the elevators and life safety systems in the building. Plumbing design included individual unit water heaters and domestic supply to each unit. The unit design included an over/under configuration for the water heater and air handling equipment so the equipment may share the same closet space.
